The Wolfbay Property Maintenance System allows the user to enter, dispatch and bill property work orders. A property work order can be originated by a guest, owner or the maintenance department. The work order is then dispatched as a printed document.
The document would then be directed to an outside vender or the maintenance department for completion. As the work was completed, the work order would indicate the materials and labor used on the job. The completed work order would then be posted in the computer and an invoice can be generated. That invoice could be submitted to the owner, or filed in the owners file.
All work orders for each property would be kept on the system. At anytime the user could call up a property and review all past, pending and new work orders. Those work orders can be divided into various types. For instance, all plumbing could be under a plumbing category. All locks could be under another category.
Each work order will be maintained in its entirety on the maintenance system. Parts used, special paints, special notes, etc. will be available when new work orders are issued.
Each property also can have special assigned venders. For instance, if all appliances are covered by Sears Home Appliances for property 11, whenever a work order for appliances is generated, the Sears Home Appliances would be the first choice. Along with that choice, the system will provide the phone number, contact name, contract number and any other notes that you may wish to add.
The work orders can be reviewed by vender, property and/or work order classification code. For instance, a user could see all plumbing work orders and their status. Additionally, a user could review all plumbing work orders issued to ABC Plumbing. Dispatch times and response times are also available.
The Wolfbay Maintenance System establishes complete maintenance records for all properties managed. The system integrates directly into our other software packages and provides simple seamless system integration. Property Owners will appreciate the organized record keeping that you can provide. Guests will appreciate your timely handing of difficulties should they occur.
